Sealcoating protects your asphalt investment from deterioration and is key to keeping an attractive looking parking lot or driveway. It’s the best and most cost efficient way to avoid expensive repairs due to pavement failures.
IS YOUR SEALCOATING FADING?
If you’ve recently had your asphalt parking lot paved, after about 90 days the surface will have cured and it will be time to sealcoat to protect your investment. Over time asphalt will fade to a dull gray color due to its exposure to the elements. Sealcoating is designed to act as a shield to protect and preserve the asphalt binder in the pavement thus locking in or sealing in the redeeming properties of asphalt.
Sealcoating will protect your asphalt pavement against fading and breaking down from exposure to UV rays. It also protects against water penetration, which can erode the substructure of your parking lot. An added benefit to sealcoating is the appearance. A freshly sealcoated parking lot will be rich in color, clean looking and just the right thing to set the stage for the entrance to your business.
We use only high performance, commercial grade materials on each job. Our professional spray equipment is built to handle materials of all different specifications for both commercial and residential asphalt sealcoating jobs.
STOPS WEATHER DAMAGE
Asphalt sealcoating prevents the damaging effects of oxidation and water penetration.
The sun’s ultraviolet rays harden and dry out the asphalt pavement surface.
Sealcoating restores original black color to asphalt & greatly enhances the overall appearance of property.
RESISTS GAS, OIL, AND SALT
Sealcoating resists the highly damaging effects of gas, oil seepage & all other road chemicals including alkalis and winter salt.
HOW SEALCOAT IS APPLIED
Prior to the application of sealcoat, the parking lot surface must be completely cleaned using blowers and manually sweeping the surfaces with a broom to assure all particles are removed. If the surface isn’t clean, the sealcoat may not adhere to the pavement surface.
Asphalt pavement sealcoating is applied with either pressurized spray equipment, or by hand with a squeegee or brush depending on the surface. As the sealer materials are continually agitated to maintain consistency, the sealer is applied. Once application is complete, the sealcoat will need 24 to 48 hours to cure before the parking area can be open to vehicular traffic.
Broward Sealcoat Services only uses the highest grade sealcoat materials from StarSeal of Florida (one of the leading manufacturer of quality sealers and services in the U.S.). Their sealer has been perfected from more than 30 years of manufacturing and testing experience, and especially formulated to contend with the particular paving problems of our local climates.
